The 12BH is the entry point to the entire CrossRoads towable catalogue: about 16 feet, 2,550 pounds dry and roughly 17,800 dollars. CrossRoads describes a cozy queen bed, versatile bunk beds and an efficient kitchenette, sleeping four. Four berths and a bunk in a 16-foot single-axle shell is the whole argument for the plan. CrossRoads publishes no construction detail and no brochure for the Zinger Lite Mini, so nothing about its roof, insulation or underbelly is asserted here; the figures on this page are the ones the factory and RVUSA actually publish for the plan.

CrossRoads publishes a 4,300-pound GVWR against that dry weight, leaving 1,750 pounds of cargo capacity — the largest margin on the Mini roster and 632 pounds more than the 18QB's, despite being the cheapest plan in the family. The 310-pound dry tongue is light enough for a mid-size SUV with a proper receiver, though the tow rating and payload still need checking against the loaded figure, not the dry one. The tank set is 21/34/34 gallons fresh/grey/black and the awning is 8 feet.

RVUSA lists a 13,500 BTU air conditioner and a 10 cu ft refrigerator for every Zinger Lite Mini plan — the same values it stamps on the 43-foot Zinger 390DB. No CrossRoads source confirms either for this class, and the 2025 brochure specifies an 8,000 BTU unit and an uncapacitied 12-volt refrigerator for the single-axle floorplans the Mini roster came from. Both figures are flagged here and neither is asserted — confirm the air conditioner and the refrigerator on the unit.

The Zinger Lite Mini is new for 2026 and is the only single-axle roster in the Zinger family — a separate floorplan set from the full-size Zinger and the tandem-axle Zinger Lite, not a trim of either. Three of its six codes (18BH, 18QB, 18RB) were Zinger Lite plans in 2025 and were re-specified on the move, so their older figures do not apply here. This floorplan carries its water comfortably. A full 21-gallon fresh tank is roughly 10% of the 1,750-pound cargo capacity, leaving the 12BH with a usable gear budget even when you tow full.

The published dry tongue weight of 310 pounds is 12% of the 2,550-pound dry weight, which sits inside the 10–15% band usually quoted for stable towing. It is still a dry figure: loading the front pass-through and the fresh tank both push it up.

Nothing above changes the ceiling. Loaded to its 4,300-pound GVWR the 12BH is towing 1,750 pounds more than its 2,550-pound dry figure, and that is the number your vehicle has to be rated for — not the brochure weight.

Tank balance is generous here: 21 gallons of fresh against 34 grey and 34 black, so waste capacity keeps pace with supply and the fresh tank is the constraint that ends a dry stay.
